WHAT IS HOARDER CLEANUP?


Hoarder cleanup is the organized sorting, packing, removal and disposal of accumulated belongings and household debris from a heavily cluttered property.


It is not the same as junk removal.


Junk removal

Hauling away items that have already been designated as trash.


Hoarder cleanup

Sorting first. Locating documents, photographs, money, jewelry and keepsakes mixed into the material. Packing what is kept. Moving retained belongings to a new home or storage. Removing only what has been approved.


The difference matters because in a hoarded property, valuables are almost always mixed into material that looks like nothing. A hauling crew throws it out. A cleanout crew finds it first.


A cleanout can be scoped for one room, an entire apartment or a whole house. You do not need to clean, sort or organize anything before calling us.

Before we quote anything, we tell you which kind of job you actually have.


A true hoarder cleanout is a multi-day project. If a property can be cleared in a single short visit, it is not a hoarder cleanout — it is heavy clutter, and we quote it at our standard moving rates instead, which are lower. Plenty of people call us expecting cleanout pricing and get a moving quote. We would rather tell you that up front than sell you a service you do not need.

⚠️ PUBLISHED RATE — RODENT-CONTAMINATED CLEANOUTS


A hoarder cleanout involving rodent droppings is billed at $500 per hour for four movers and a truck.


This is our highest tier, and most cleanouts do not require it.


The rate reflects real added cost. Rodent droppings and animal waste require protective equipment, slower and more careful handling, additional worker exposure and separate disposal arrangements. The hourly rate begins when the crew arrives and starts the contracted work.

All known rodent activity, animal waste, insects, mold, needles or other contamination should be disclosed before the job whenever possible. If hidden contamination is found after work begins, we pause, reassess and explain any change in scope or price before continuing.

Rooms still work. Floors and doorways are clear. This is normal moving work at our standard moving rates, not a cleanout.


RATING 4 TO 6 — HEAVY ACCUMULATION

Furniture is partly buried. Walking paths are narrowing. Some rooms have stopped serving their purpose. This is where cleanout work usually begins.


RATING 7 TO 9 — SEVERE HOARDING

Rooms are impassable. Doors will not open fully. Contamination, structural concerns and health hazards are likely. These are multi-day projects requiring a dedicated crew and a disposal plan.

2. PROPERTY ASSESSMENT

Photographs are often enough for a preliminary assessment. Larger, heavily cluttered or contaminated properties may need an on-site walkthrough.


3. CLEANOUT PLAN

We establish what must be kept, what may be removed, what must be packed or moved, required crew size, truck or container needs, disposal arrangements and expected labor and project cost.


4. SORTING, PACKING AND REMOVAL

Our crew follows the approved plan. Important possessions are separated and packed. Approved furniture, household junk and debris are removed or loaded into the designated vehicle or container.
